Welcome to Lakes of the North

Lakes of the North is one of the largest and most distinctive private residential associations in the state of Michigan. Encompassing more than 10,000 acres across Antrim and Otsego Counties, the community includes over 8,000 individually owned lots surrounded by woodlands, winding trails, and beautiful inland lakes that capture the spirit of Northern Michigan. Located just southwest of Gaylord, Lakes of the North offers the perfect blend of natural beauty, recreation, and community living.

The Association operates as an Annual Assessment Property Owners Association, meaning all property owners share equally in maintaining the community and its amenities. The current Annual Assessments are $380.00 for the first lot and $214.00 for each qualifying secondary lot. Assessments are not based on amenity use, lot development, or primary residence—every owner contributes to the upkeep and vitality of the Association.

Lakes of the North offers four seasons of outdoor activities for members and their guests. Amenities include an 18-hole Golf Course and Pro Shop, an airport, and a full-service Restaurant and Tavern—all open to the public. Member-exclusive areas feature beach houses on Pencil Lake and Harold Lake, the Activities Clubhouse with an indoor pool, whirlpool, water slide, and gym room, along with outdoor tennis and pickleball courts, shuffleboard, horseshoes, and a playground. During the winter months, members enjoy the Winter Sports Area with an ice rink, cross-country ski, and snowshoe trails that transform into scenic hiking paths in summer. Campers Village provides a year-round retreat for outdoor enthusiasts, and the surrounding region offers hundreds of miles of ATV and snowmobile trails that connect directly to the community.

Despite its impressive size and extensive amenities, Lakes of the North remains one of the most affordable associations in Michigan. This balance of scale, value, and natural beauty has made it a standout destination for families, property owners, and outdoor enthusiasts alike. Conveniently located just 20 minutes from Boyne Mountain and Shanty Creek Resorts, 25 minutes from Gaylord, 32 minutes from Torch Lake, and less than an hour’s drive to the shores of Lake Michigan, Lakes of the North offers the very best of Northern Michigan living.

Rules and By-Laws

Living in our association has so much to offer, but it might not be the perfect fit for everyone! While we truly cherish our vibrant community and everything it provides, to ensure you make the best decision for your lifestyle, we invite you to explore the Restrictive Covenants, check out our FAQs page, and reach out to the Management office with any questions you may have.

Welcome to our Association! If you are considering purchasing property here, we are excited to have you. Before proceeding, please take a moment to review and confirm that you agree to abide by the Restrictive Covenants and the Member Amended By-Laws linked above.

As a prospective buyer, it’s important to conduct thorough research on the property you are interested in. Be sure to verify that the lots you intend to buy are free from any outstanding association dues, delinquent taxes, or liens that could affect your ownership.

Keep in mind that if you purchase a lot with a lien, you may inherit existing debts and legal fees, which could potentially lead to foreclosure. To safeguard your investment, we highly recommend conducting a title search.

Once you've completed your purchase, we kindly ask that new owners submit a copy of their recorded deed to the association and fill out the New Owner Registration form provided above. We cannot update our ownership records without receiving the recorded deed, so please remember to email it to [email protected], or you can bring a copy directly to the management office.

If you acquired a lot from the county tax auction, please note that neither Otsego County nor Antrim County will notify us of your purchase or provide a copy of the deed. As a new member of our community, it is essential that you provide the association with your recorded deed.

We’re excited to welcome you to our community and look forward to having you as part of our association! If you have any questions, please don’t hesitate to reach out.
